The initial concept includes a prestigious office building, university academic facilities, student accommodation and a potential conference centre. Part of the development site includes the Grade II Listed Guildhall, with proposals to transform this historic building into a boutique hotel.

Contemporary in appearance, the designs of the proposed buildings will complement and contrast with the historic buildings in the immediate vicinity. The palette of materials for the new buildings will be kept simple, the elevations will incorporate stone to reflect the surrounding buildings.
